Last month, Realtor.com's data team searched through more than a million home sales to find out what top features make homes sell faster and for more money. But as always, many of these features - such as 3-car garages, or fireplaces - are impossible to add to your home if you don’t already have them. Here’ you’ll find five of these features that you can actually add to your home if you’re looking to make good upgrade investments.

1. Chef’s Kitchen

Kitchens have become the centerpieces of our homes. Today, a beautiful kitchen is the #1 feature that increases a home’s sale price. This often includes a large island, open layout, trendy colors and higher-end appliances. According to Realtor.com, the median home price for homes with chef’s kitchens is more than double the national median. If you’re thinking of remodeling any part of your home, your kitchen is your best bet for a good return when you sell.

2. Quartz Counters

Along with buyers’ love for gourmet kitchens, quartz counters have become today’s hottest kitchen trend. It comes in hundreds of colors, patterns, and textures, and is very versatile - especially the engineered kind, which doesn’t require much maintenance and is difficult to damage. According to Houzz data, the market share for quartz vs. any other counter material has risen from 41% in 2017 to 48% in 2019. If you want to top off your kitchen project with a good investment, quartz counters are the way to go.

3. Home Office

According to Realtor.com, homes with “specialty rooms” have seen betters sales results than those without. At the higher end, this included home theaters, home, gyms, etc. While those maybe be difficult to implement in (or really fit in with) an average home, a home office is easy to create and is also on the list. It’s become one of the top trends as more people have work-from-home days or part-time freelance projects.

Security systems (especially smart ones) are becoming a must-have features. Although the typical, built-in systems can get very pricy, new, smart security systems are super easy to install, access, and are more price effective. Although the amount of homes with security systems remains a small percentage of the total market share, Houzz data suggests the numbers are on the rise. In any case, these homes have seen better sales results.

The days of expensive, built-in home features are becoming a thing of the past. New smart technologies, with devices you can easily install and access from your smartphone, have become a top trend in what buyers want. It’s not surprising then that homes with smart devices, such as a Nest temperature control, Google Home or Ring cameras, have seen better sale prices.
